Full Time Property Manager – Carrum Downs

OBrien Real Estate Carrum Downs is a leading agency in Melbourne’s southeast, known for our commitment to excellence and customer-centric approach. As we continue to grow, we’re seeking a highly skilled Property Manager to join our esteemed team.

We are looking for an experienced, detail-oriented Property Manager to oversee a diverse portfolio of residential properties. The ideal candidate will be responsible for maintaining high-quality renter relationships while maximizing returns for property owners.

Key Responsibilities:

  • Manage portfolio of residential properties
  • Handle renter inquiries and concerns promptly and professionally
  • Execute all aspects of the leasing process, from marketing to renter screening and onboarding
  • Conduct comprehensive property inspections, including detailed routine entry & exit condition reports
  • Oversee maintenance requests, coordinating with approved suppliers and ensuring timely resolution
  • Manage lease renewals, rent reviews, and potential rent arrears situations
  • Ensure strict compliance with all relevant real estate legislation and regulations
  • Cultivate and maintain strong relationships with rental providers, renters, and suppliers
  • Contribute to the agency’s business development initiatives
  • Attend VCAT/Magistrates court when required
  • Entering fee’s

Qualifications and Requirements:

  • Valid Victorian Agent’s Representative license or full Real Estate Agent’s license
  • Minimum 2 years of proven experience in residential property management
  • In-depth knowledge of the Residential Tenancies Act and other relevant legislation
  • Understanding of ledgers & accounts
  • Strong proficiency in industry-standard property management software (e.g. PropertyMe)
  • Exceptional communication skills, both verbal and written
  • Outstanding organizational abilities with a keen eye for detail
  • Proficient in conflict resolution and negotiation
  • Ability to work autonomously while contributing effectively to a team environment
  • Valid driver’s license
